New build residential roof survey
It is not uncommon for new build properties in the UK to have a snagging list once completed, but the roof structure often does not present an issue until it’s too late.
This usually means a stressful and costly experience for both homeowner and house builder
According to the Home Builders Federation National New Homes Customer Satisfaction Survey published in March 2025, 93.7% of new build buyers reported problems such as snags and defects to their builder since moving in and over a quarter (26.2%) reported more than 15 snags.

We were contacted by Mr Bryan regarding his new build property that he and his family had purchased two years ago.


Mr Bryan’s initial request was relating to animals getting into the roof void, but he also had some concerns regarding the condition of the roof and chimney structure as this had not been inspected in the snagging list.
After a phone consultation to discuss the property and his needs in more detail, he asked for a full inspection of the roof, including dormer windows, gutters, ridge line, chimney, fascias and soffits and brickwork.
Our inspection from our qualified HHSRS property inspector took an hour to complete, and we were able to determine several areas of snagging in our report.
